Are estimates free?
Yes. We’ll visit your home, do a walkthrough, and discuss your vision and scope of work. After this initial meeting we’ll take the information, put together an estimate, then present it to you in a follow-up meeting.
Are you licensed and insured?
Yes. We are licensed by the Province of Alberta as a pre-paid general contractor, and by the City of Calgary, and have WCB coverage as well as $2 million in liability insurance. Additionally all our sub-trades have WCB coverage and carry at least $1 million in liability insurance.

How many projects have you completed in the past year?
We complete between 20 to 40 projects per year from $10,000 to over $180,000+.
What is your warranty?
We provide a 2-year warranty on all our work, including the work of our sub-trades. The products we install come with their own manufacturer’s warranty.
How accurate are your estimates?
We provide accurate, firm and reasonably priced estimates that are detailed so you know exactly what you’re getting. The only way the contract price can and will change is if you make additional requests, change materials or alter the scope of the work. In that case, a change order will be issued before the work begins or the change is made.
Who does the design work on our project?
We work with a number of professional interior designers. Once you have decided to move ahead with Wallace Fleming and all the paper work has been signed, one of our designers will work with you to create drawings and a detailed plan of your project.
Do you finish everything or do we hire some sub-trades?
In order for Wallace Fleming to ensure the highest standards of quality and service, we prefer to use our own sub-trades from start to finish of your project.
Do you allow clients to perform some of the work?
Generally, no. In order for Wallace Fleming to ensure the highest standards of quality, craftsmanship and service, and complete your project on time, we prefer to use our own sub-trades from the start to finish of your project. Combined with this is our ability to meet the expectations of our 2-year warranty. If we are unable to manage the construction process from beginning to end, then it’s very difficult to ensure quality and therefore honor our warranty.
Do you allow clients to save money by permitting them to do their own demolition work?
No. Demolition is an important first step in the renovation process. It tells us about the condition of the project and what will need to be done to bring it up to standards and/or building codes. Additionally, due to Worker’s Compensation Board (WCB) rules, home owners are not protected by our WCB coverage in the case of an injury.
Do you allow clients to provide some of their own finishing materials?
We would have to look at it on a case-by-case basis.
Do you handle partial finishes?
Yes, if the project meets a minimum price.
Do you finish projects in phases?
Yes, as long as everything is completed up to a certain point. We would have to look at each project on a case-by-case basis.
How soon can we start our project?
Start dates depend on the size and scope of the project. In some cases we might be able to begin work on a small project within a couple weeks of you contacting us. In the case of a basement, we generally can start within 4-6 weeks after the contract has been signed. This allows time for the permit application, finalization of the design, select and order materials such as carpet, fixtures, paint, and other finishing materials.
With an addition, start times could be anywhere between 2 – 4 months if a development permit and/or architectural drawings are required.
How long will it take to complete our project?
As with start dates, completion dates are governed by the size and scope of your project. An average basement takes between 2.5-3 months to complete. In other cases where it’s a much larger project such as a whole home reno it may take 4 or more months. A large addition may take 8 or more months. Seasonal considerations may also impact start and completion dates.
Can I make changes after we’ve started?
Yes. Changes can be made as long as it is for something that has not been completed. All changes will be handled through a formal change orders process.
Will the job site be messy?
We take measures to reduce construction mess by cleaning up every day, putting up poly, laying down tarps, vacuuming and having (if required) the project professionally cleaned at the end.
Do you do the work yourselves or use sub-contractors?
We do both. In most cases we will do the demolition and some final finishing work. However the majority of the work will be performed and completed by our professional and competent sub-contractors.
Who will be working in my home?
Depending on the size and scope of your project, there could be up to 20 different trades in your home at any given point throughout the project. Only honest and reputable people will be in your house. We are loyal to our suppliers and sub-trades (and they to us). We have worked with them on many projects and have often received positive feedback from clients as to the professionalism, honesty, and congeniality of our sub-trades. They are licensed, insured and if required, bonded. We trust them and wouldn’t invite them into your home if we didn’t.
Do I need a permit? Who pulls the permit?
At Wallace Fleming if a permit is required to begin a project that permit will, without exception, be pulled. It’s our policy to pull permits where required for the safety, security and peace of mind of our clients and our business.
Whether you do or don’t need a permit depends on the scope of the work you want to do. Cosmetic changes like painting walls, new countertops, flooring, new kitchen cabinets, etc., don’t require permits. However major changes such additions, basement developments or any work that alters the structure of your home such as removing interior walls, do require permits.

In all cases, if a permit is required, Wallace Fleming or the respective sub-trade will pull that permit. It’s important to note that aside from the homeowner, only professional and licensed contractors and sub-trades are permitted to pull permits with the City of Calgary.
